East-side grocery store owner buys property in West Baraboo

The owner of Pierce’s Express Market on Baraboo’s east side has purchased two properties in West Baraboo, according to the village clerk.

Brian Pierce recently bought the former Shoe Box building at 527 Linn St. and the former Fratelli’s Family Italian Restaurant on the southwest corner of the same block at 506 W. Pine St.

“The title company sent over the special assessment letters, so I know for a fact that he bought it,” said Kaitlin Nye, West Baraboo village clerk and treasurer.

Sauk County property records show the Linn Street building was built in 1990 and the property covers about 8,400 square feet. Previously owned by BP Operators LLC, the commercial real estate’s assessed value was $524,300 last year, slightly below its estimated fair market value of $557,300. Taxes on the property cost slightly under $13,000 in 2018.

WP Delton Development LLC used to own the almost 3,700-square-foot West Pine Street property, according to county records. Built in 1988, it was valued at $395,000 in 2018, below the estimated fair market value of $419,900. The property taxes in 2018 cost about $9,750.

Pierce was named on two mortgages with Baraboo State Bank on Dec. 28, according to Sauk County real estate records. WP Delton also was named on one and BP on the other.

Pierce declined to comment on his plans.
