Stamford office buildings under new ownership
A two-building office complex on Stamford’s West Side has changed hands for $16.5 million between two Greenwich-based real estate firms.
Collins Enterprises sold the approximately 84,000-square-foot property, at 2001 W. Main St. and 30 Myano Lane to HB Nitkin Group. Tenants include a Stamford Health radiology center, a Docs Urgent Care center, the New England Center for Chronic Pain, The Physical Therapy Institute and several nonprofits.
The complex stands two blocks from the Stamford-Greenwich line, about 1 mile from Stamford Hospital and 6 miles from Greenwich Hospital. It is 91 percent leased, with medical-related organizations accounting for more than 50 percent of the tenants.
“The location incentive, coupled with the tight availability in Stamford’s medical office market, which has a sub-10 percent availability rate, bodes well for HB Nitkin’s investment,” Jeffrey Dunne, a vice chairman at commercial real estate firm CBRE, said in a statement.
Dunne, Steven Bardsley and Stuart MacKenzie, of CBRE’s Institutional Properties Group, represented Collins Enterprises in the sale negotiations.
HB Nitkin is headquartered at 230 Mason St., in the Greenwich Armory building in downtown Greenwich. Its southwestern Connecticut portfolio also includes the downtown Greenwich Financial Center office complex; retail space on Greenwich Avenue in Greenwich; a retail center on Newtown Road in Danbury that houses an Edge Fitness Club; and retail plazas on U.S. 1 in Fairfield, Orange and Westport.
Collins is headquartered at 1455 E. Putnam Ave., in the Old Greenwich section of Greenwich. Its southwestern Connecticut holdings include the Forest Park office campus and Old Greenwich Gables condominium complex in Greenwich, an office building at 2777 Summer St., in Stamford, and the Darien Playhouse.
Among other commercial-building sales this month in Stamford, the site of the downtown Stamford Marriott hotel sold for about $32 million and a two-building complex at 1111-1117 Summer St., went for $12.4 million.
