Pricing of single-family homes in Foothills project available
Pricing of single-family homes that will make up the Villas can now be marketed to the public.
The 50-acre master planned development is part of the second phase of the Havasu Foothills project located atop Cherry Tree Boulevard and is anticipated to bring a little more than 180 affordable houses to Lake Havasu City.
According to Eric Gedalje of The Janecek Gedalje Group at Keller Williams Arizona Living Realty, which will be marketing and selling the homes, the real estate team received its public report from the State of Arizona two days ago, giving them the greenlight to reveal pricing of the development’s homes.
“We’re excited to bring this new development which is just going to open up so many opportunities for local residents to make that transition up there to the foothills, those who have always wanted to live up there but could just never afford the huge price tag,” he said.
Existing homes in phase one of Havasu Foothills – the Havasu Foothills Estates – features larger Spanish-style homes priced at $600,000 and into the millions, explained Gedalje. Meanwhile, the Villas, although smaller Spanish-style homes, will bring affordability to the area with two separate prices available for each of the development’s three home models.
“Casa Esencia,” at 1,531 living square feet, will be priced at $364,000 for non-premium and $399,000 for premium models. The 1,607 square foot “Casa Grandioso” will be priced at $399,800 for non-premium and $434,800 for premium models. Lastly, the “Casa El Rey” at 1,860 square feet will be priced at $444,900 for non-premium and $479,900 for premium models.
Premium models offer views of the lake, according to Gedalje.
Gedalje explained that lots would be released in three separate phases with the first 43 home sites and three fully constructed model homes made available during a grand opening for the Villas slated for mid-July.
Bob Janecek, owner of Janecek Homes, which is heading up the building of the homes, anticipates the entire build-out of the project will take three-and-a-half to four years based on 45 homes per year, he said.
“This is set up for more production so I’m looking forward to an easier job even though it’s a lot,” said Bob. “I’m very excited to do it and ready.”
