New buildings going up in Katy and Tomball areas

Oilfield Testing & Consulting has signed a design-build deal for a 14,500-square-foot office and lab building to be constructed on a site within Grandway West, an 85-acre joint venture development of InSite Realty and Urban Cos. at the Grand Parkway and Franz Road in the Katy area. Urban will handle the design and construction of the facility, which is expected to be completed in the second quarter. Rives Nolen, John Stavinoha and Steve Hazel with InSite represented the developer. Jordan Raney and David Buescher with JLL represented the buyer.

Fireproof Contractors has signed a design-build deal for a 46,200-square-foot distribution facility to be constructed on a 2.76-acre site within Clay Road Commerce Park, a 90-acre joint venture development of InSite Realty and Urban Cos. near the Grand Parkway and Clay Road in the Katy area. Urban will design and build the facility. Completion is planned in the second quarter. Rives Nolen, John Stavinoha and Steve Hazel with InSite represented the developer and Joseph Smith with CBRE represented the buyer.

Hoelscher Weatherstrip Manufacturing Co., a family-owned company specializing in custom doors and weatherstripping, has secured a site in the Tomball Business & Technology Park for a 193,000-square-foot facility. Hoelscher Properties, part of Hoelscher Group, has purchased 16.8 acres at the northwest corner of Holderrieth Road and South Persimmon Street. Tom Condon Jr. with Colliers International represented the seller, Tomball Economic Development Corp. Andrew Sowell with Boyd Commercial represented the buyer. The $10.6 million project is expected to bring 119 jobs to Tomball.

Fort Worth-based Olympus Property has acquired Echo at Katy Ranch, a 260-unit complex at 24929 Katy Ranch Road in Katy. The garden-style community, which has been renamed Olympus Katy Ranch, was previously owned by Steadfast Cos. Tucker Knight and Nicholas Murphy of Berkadia arranged $22.26 million in acquisition financing.

The Greensheet has leased 5,000 square feet of office/warehouse space at 3566 E. T.C. Jester. Andrew Hunt represented the landlord, Kagan Realty. John Hornbuckle of Cypressbrook Co. represented the tenant.

L&B Ivey Holdings has acquired 1.8 acres at Bluebonnet and West drives in south Houston from Bonnie Lee Von Rauner. Glenn Dickerson of NewQuest Properties represented the seller.

Gekko has renewed 4,391 square feet at 5400-5401 Mitchelldale for five years. Kacie Skeen represented the landlord, Hartman Income REIT. Laurence Gray with Oxford Partners represented the tenant.

Allergy & ENT Associates will relocate its Cy-Fair office to 25250 Northwest Freeway, Suite 100, Cypress, on Jan. 21.
