Hot Property ‘Sophisticated and chic’ home with equestrian amenities
Described by William Raveis listing broker Janet Milligan as “an equestrian’s dream,” Stone Hollow Farm at 28 Stiles Lane in backcountry Greenwich is listed for sale with an asking price of $5.695 million. The estate is part of a private association that borders Audubon conservation land.
Located on a cul-de-sac and set back from the road, down a secure, gated drive, the main house is a 7,190-square-foot colonial. It debuted in 1988.
The main-level floor plan comprises a dramatic double-height entry hall, a formal living room with a fireplace and coffered ceiling, a spacious formal dining room, a distinguished library with another fireplace, an inviting, sunny family room with yet another fireplace and built-ins and an eat-in kitchen, among other interior spaces Milligan refers to as “sophisticated and chic.”
“The house was purchased originally by my husband and me,” the current co-owner explained. “We fell in love with backcountry and the extremely private setting, with beautiful mature trees. The house had high ceilings and an excellent flow of rooms. It had enormous potential, and we spent years renovating it until it reached the potential we saw.”
The renovation work was quite extensive and transformed the layout and decor. For example, they added new custom cabinets to the kitchen, and built both a butler’s pantry and a breakfast room off the space. The breakfast room looks out to the pool and spa they also installed.
The layout of the house and the amenities of the property have allowed the owners to treat their friends, family members and colleagues to memorable occasions.
“We had numerous events at our house for companies we have been affiliated with, fundraisers, graduations, birthday parties and much more,” the owner recounted. “The entry foyer has been transformed on occasion to fit 50 for dinner. Our dining room has easily held 18 for Thanksgiving. We usually open the dining room doors in warm weather and have both small and large groups on the back terrace overlooking a well-lit field and barn.”
In addition to the major improvements the owners made to the property, they also made some design and décor updates, including cladding the library walls in mahogany and adding some specialty wood detail in the entry foyer.
“All of the bedrooms and bathrooms were renovated at varying times,” the seller recalled.
They also created a first-level master suite with a sitting room made particularly cozy by a wood-burning fireplace. The suite also comprises a personal office, two expansive dressing rooms and a lovely bath.
“We loved having a master on the ground floor, with doors to the outside,” the homeowner said.
The property spans 6.35 acres and is entirely fenced. There’s approximately an acre’s worth of wide-open lawn - a favorite spot for family recreation and sports practice.
“We also did extensive landscaping - adding roses, a garden at the pool, an apple orchard and more,” the seller said.
The owners also appended the property by adding a horse barn, paddocks and a riding ring. Besides the main drive, there’s a separate access road for deliveries to the barn.
“We have an ideal location for horses,” the owner said. “We are on the Greenwich Riding Trails, which are extensive - minutes from the Milliken property and a short ride to the Nichols Preserve. There are numerous parks we can reach without trailering, allowing for riding for hours. … It is a bucolic setting, with plenty of grass and a four-stall barn that has all the amenities.”
Greenwich’s equestrian community is “tight knit,” according to the homeowner. There’s always someone to go riding with, and riding lessons for all experience levels are easy to come by, she suggested.
“We have an extremely nice group of neighbors. … It is a safe and well-maintained area, where children can freely roam and ride bicycles. We are five minutes from Armonk, 20 minutes from downtown Greenwich, and 15 minutes from Bedford, giving us access to all each town has to offer,” the seller said. “Greenwich is a special place with great schools, shops, restaurants, professionals and medical care.”
