Newbury development in South Fayette moving forward after UPMC drops out

Less than two months after it was announced that UPMC would no longer build a facility there, developers of Newbury Market in South Fayette Township sounded optimistic for the future of the mixed-use development just west of Interstate 79.

Brett Malky, president of EQA Landmark Communities, told township commissioners Wednesday night he has partnered with Jones Lang LaSalle to attract new tenants to Newbury. Malky only had to look to his own neighborhood to find a new direction.

Jared Imperatore, a vice president at Jones Lang LaSalle will lead the quest. Imperatore is Malky’s neighbor in the residential section of Newbury.


“We are very fortunate to be where we are today considering the retail world,” Imperatore said. “We currently have an open canvass that we are able to design on.”

Imperatore said the focus will be on retail, entertainment, health and wellness.

Imperatore also said he is in talks with two operators of brewhouse movie theaters and a few grocery store chains. He said the movie theater could feature four screens and a brewpub. The grocery store could be between 50,000 and 100,000 square feet.

“Food and beverage is going to be a main part of it. We’re going to have fine dining and we’re also going to have fast/casual. And more importantly I think we’re going to have family restaurant style concepts in here,” Imperatore said. “South Fayette is a very family-driven region.”

UFC Gym, paintball and gymnastics are other areas Imperatore said he will target to make Newbury family-friendly and keep people coming back.

Plans still include a medical use and office building on the western portion, and the “Main Street” area near the main entrance at Newbury Market Drive.

In the first week of December, Imperatore, Malky and EQA Project Manager Eric Newhouse plan to go to New York for International Council of Shopping Centers deal-making conference.

While Malky said he cannot promise any commitments, especially after being blind-sided by UPMC’s pullout, he said he expects to make announcements on new tenants later that month.

Newhouse said the need for a second anchor facility was not an absolute necessity, but would have made attracting other tenants easier. Malky disputed saying they could not get a grocery store to move into Newbury Market.

“We always believed we would get a grocery store,” he said.

Newhouse noted TopGolf has begun construction of their facility at the northernmost portion of Newbury. He said the plan is for it to open next summer.

They also announced a new tenant for the Gateway Shops at Newbury market; Piada Italian Street Food.
