KKR Real Estate Finance Trust Inc. Closes Two Senior Loans Totaling $285.0 Million
NEW YORK--(BUSINESS WIRE)--Nov 12, 2018--KKR Real Estate Finance Trust Inc. (the “Company” or “KREF”) (NYSE:KREF) today announced the Company closed two floating-rate senior loans totaling $285.0 million in November 2018, resulting in current fourth quarter 2018 originations of $407.0 million across four senior loans. Year-to-date, KREF has originated sixteen senior loans totaling $2.2 billion, bringing total originations for the last twelve months ended today to $2.4 billion of senior loans, a 85% increase over the corresponding period in 2017. As of today, the outstanding funded portfolio is $3.8 billion.
Recent Investment Activity
In November 2018, KREF closed a $150.0 million floating-rate senior loan secured by a 23-story, 346-key upper-upscale hotel located in Ft. Lauderdale, Florida. The loan has a three-year initial term with two one-year extension options, carries a coupon of LIBOR+2.9% and has an appraised loan-to-value (“LTV”) of approximately 62%.
In November 2018, KREF closed a $135.0 million floating-rate senior loan secured by an 812-unit, 87% occupied, class-A- multifamily property located in West Palm Beach, Florida. The loan has a three-year initial term with two one-year extension options, carries a coupon of LIBOR+2.9% and has an appraised LTV of approximately 73%.
The weighted average underwritten internal rate of return of these two loans is 11.5%.
