KBRA Assigns Preliminary Ratings to BANK 2021-BNK34
NEW YORK--(BUSINESS WIRE)--Jun 9, 2021--
Kroll Bond Rating Agency (KBRA) is pleased to announce the assignment of preliminary ratings to 38 classes of BANK 2021-BNK34, a $1.0 billion CMBS conduit transaction collateralized by 56 commercial mortgage loans secured by 71 properties.
The collateral properties are located across 31 MSAs, the largest three of which are New York (28.2%), Washington DC (21.7%), and Pittsburgh (6.8%). The pool has exposure to most of the major property types, with three types representing more than 10.0% of the pool balance: office (51.4%), multifamily (15.1%), and retail (14.6%). The loans have principal balances ranging from $998,496 to $100.0 million for the largest loan in the pool, 375 Pearl Street (9.7%), which is secured by a 573,083 sf, Class-A office condominium unit located across 16 floors within a 32-story, 806,801 sf office and data center building in New York City’s borough of Manhattan. The five largest loans, which also include Four Constitution Square (8.0%), National Cancer Institute Center (8.0%), U.S. Steel Tower (6.8%), and 160-08 Jamaica Avenue (6.2%), represent 38.7% of the initial pool balance, while the top 10 loans represent 64.6%.
KBRA’s analysis of the transaction incorporated our multi-borrower rating process that begins with our analysts’ evaluation of the underlying collateral properties’ financial and operating performance, which determine KBRA’s estimate of sustainable net cash flow (KNCF) and KBRA value using our U.S. CMBS Property Evaluation Methodology. On an aggregate basis, KNCF was 10.8% less than the issuer cash flow. KBRA capitalization rates were applied to each asset’s KNCF to derive values that were, on an aggregate basis, 43.6% less than third party appraisal values. The pool has an in-trust KLTV of 92.9% and an all-in KLTV of 101.6%. The model deploys rent and occupancy stresses, probability of default regressions, and loss given default calculations to determine losses for each collateral loan that are then used to assign our credit ratings.
